Online estimates can be off by hundreds of thousands of dollars in our market, and any agent can tell you what your home might be worth. What turns a number into hard cash in your account is price, presentation, exposure, and skillful negotiation. I prepare a complimentary valuation based on recent comparable sales, your home’s condition and upgrades, and current buyer demand, with no obligation to list. And what matters most is the proof: take a look at our Portfolio.

In Santa Clara County, well-prepared and well-priced homes often go under contract within the first two weeks. Add two to four weeks of prep before listing and roughly 30 days of escrow, and most sellers are closed within two to three months of our first conversation.

Usually some, rarely everything. I’ll walk through your home with you and tell you which improvements will return more than they cost and which won’t. Part of what we do is bring in cost-effective vendors and materials to keep your costs as low as possible and your return as high as possible, and I coordinate the contractors, staging, and cleanout so you don’t have to. If you’d like to see our Before & After presentation, just ask.

Compensation, closing costs, and any pre-sale prep. I’ll give you a net sheet before we list so you know what you’ll walk away with. No surprises.

I’ve done this many times, and I know it’s more than a transaction. We’ll go at your pace, help with sorting and clearing, and make sure the home is presented in a way that honors its history and gets the best possible result for your family, with care, every step of the way.

More often than people expect. The first step is a no-pressure conversation about what the numbers might actually look like. We’ll assess your capacity and buying power, and I’ll introduce you to a number of outstanding lenders who have done great work for our clients, so you can shop the rate and the lender you like. From there we build a realistic plan, whether that means buying this year or setting a target for a few years out.
-
Less than you might think. Many buyers put down 10 to 20 percent, and there are programs that go lower. Your lender will show you the options; I’ll help you understand what each one means for your monthly payment and your competitiveness as a buyer.
-
Preparation. Being pre-approved, understanding what the seller values, and writing a clean offer with the right terms matter as much as price. I’ll show you what has worked for my buyers and what to avoid.
-
Let’s talk about it. Buyer representation and compensation are discussed up front so you know exactly where you stand before we see a single home.

Yes. I’ve helped clients in the East Bay, the Peninsula, Santa Cruz County, and Morgan Hill and Gilroy, and I have trusted referral partners in the Lake Tahoe and Reno area for clients relocating between California and Nevada.

My business is entirely referral-based. I don’t pay for leads, so every client gets my full attention from first conversation to closing day, and long after.
What I specialize in is outstanding service, delivered with great care. On one Almaden Valley sale, I personally helped our client empty his childhood home after his mother passed. We got the house ready and sold it over asking, quickly. The emotional weight was heavy, and we were honored to help him cross the finish line. On a Sunnyvale sale, I personally helped the owners sort, donate, sell, and store everything in the home until it was empty, then we prepared the house and sold it at a record-breaking price, in days.
Personal care, integrity, and the best possible result for our clients, every time. That’s what makes me different.
